OUR TERMS OF
LETTING FOR ALL PROPERTIES
1)
Applicants
claiming Housing Benefit are unfortunately not accepted.
2)
Single
Occupants
under the age of 21 may not be accepted, please check with us before
arranging to view properties.
3)
Sharers under the age of 21 are not accepted by many
Landlords. Please check with us
before arranging to view properties.
Please note 3 bedroom properties and above; maximum number of sharers (not
related) per property is three
4) Applicants in
full time employment are accepted, subject to satisfactory references
5)
Self
employed applicants
are accepted subject to suitable references which must include an
Accountant’s reference.
6)
Other
suitable references required include a credit check and current/previous
landlords if applicable, for which a minimum fee of £80.00 per person is
required. Any other
references/information required will be requested once we have considered your
application. Foreign Nationals must
have been working in the

You must provide proof of identity and proof of residency at your current
address by providing at least one of the following:_
A driving licence with your current address or
A recent utility company bill no more than 3 months old or
A recent mobile telephone bill or
A council tax bill in your name at your current address
NOTE:
Bank statements,
building society/pensions pass books/benefit vouchers are not
acceptable as proof of residency.
9) PETS:
Generally no pets are allowed, no
persons with dogs will be considered, no persons with any
pets will be considered in
flats, alternatives to the above please check with us before arranging to view
properties.
10) If your application is
accepted, we require an Application Fee of £100.00 (in addition to the minimum
£80.00 per person referencing).
11)
The following monies (in cleared funds i.e. cash or Bank Draft, not
personal cheques, are all payable on the day of
signing the Tenancy Agreements) are required:
a)
One months
rent payable in advance (thereafter
payable by Standing Order monthly for which you must have a suitable
bank/building society account).
b)
A deposit
is required, to be held for the duration of the tenancy, normally being the
equivalent to 1 months rent.
Additional deposit monies may be required in certain circumstances. (Deposits
will be held in an interest bearing account).
Tenants are responsible for Council Tax, Gas, Electricity, Water and Telephone charges, including any connection or deposit charges. Service/Maintenance charges are inclusive where applicable.
